A tenant writes in about noise at 11 pm. Ask Perch for a reply and it drafts one with the BC rule and your notes beside it, then reminds you when you promised an update. You approve it before it goes out.
We're building Perch with a founding cohort of BC property managers and brokerages, around the work they do every day.

The reality
You didn't get into property management to spend your days copy-pasting messages. But here we are.
Every vacancy
One listed unit, a full inbox. You answer the same questions, chase replies and try to keep track of who wants a showing. The serious prospects can move on while your team is still catching up.
Every night and weekend
Prospects message on a Sunday night. By Monday morning they may have toured somewhere else. Your office hours are their browsing hours, and keeping up takes time out of your evenings.
Every showing
You arrange a showing, travel to the property and wait for someone who never arrives. It disrupts the tenant who lives there, too. Confirmations and changes become another job to chase.
Every bylaw question
Council asks whether it can fine an owner for short-term renting. You search through PDFs, email your senior broker and draft a response to a question you will answer again in another building.
Every tenant turnover
A tenant moves out Friday. You need quotes by Monday to keep vacant days down. Instead you are chasing contractors who do not call back and comparing estimates while the unit sits empty.
Every dispute
A tenancy goes sideways. Now you are screenshotting message threads, digging through emails and merging PDFs at midnight. You need a clear record of what happened and what your team did about it.
Why this matters now
Your work depends on the Residential Tenancy Act, the Strata Property Act, RTB procedures and BC privacy law. An answer that sounds right still needs the right rule and your building's records behind it.
Perch puts those sources beside the draft so your team can check them.
The question is whether the tools that emerge make you more effective and more irreplaceable, or get built around assumptions that make your expertise invisible.
Firms that adopt the right tools will handle more units with the same team, respond faster than competitors, and free their people up for work that actually requires a professional. The firms that wait will feel it in a few years and not quite know when it started.
The founding cohort brings real cases, including the awkward exceptions that keep coming back.
Your input counts most now, while we are still deciding how Perch works. The people in the room shape the product. The people who wait use what someone else decided.
What Perch does · the compliance helper
Perch drafts answers to the BC tenancy and building-rule questions it supports, with the law and your property records beside the draft. Your team decides what to send.
ROI-proven, not hype-driven. Every feature we build maps to a measurable cost: vacancy days, staff hours, or compliance exposure. If we can't show you the number, we don't ship it.
New messages added to the case, missing inspection notes and steps still waiting on someone.
The site manager to record the agreed action, and the PM when a promised tenant update is due.
Organise the file, suggest the next step and prepare the reply with its BC source. Build the evidence packet.
The PM approves next steps and decides what to send or file. The site manager investigates and records the facts.
Perch provides information and drafts. Legal advice and tenancy decisions stay with you and your advisers.
The draft sits next to the tenant's message and the BC duty that applies. Your team can edit it before sending. Perch does not screen or select tenants.
Perch offers the prospect your open times. Once they pick one, your team reviews the reply and sends the calendar invite. If they reschedule or cancel, the appointment and its reminder change with it once your team approves.
Perch tests the amount and notice timing against BC rules and drafts a note for the owner to approve. The sources are linked so you can check the math.
Bring your hardest scenario to the onboarding call. We want to understand where your team gets stuck and what would help.
Renovation coordination, deeper strata bylaw help, a tenanted-property sale guide and owner reporting. None of these is in Perch today. The cohort helps decide which comes first.
Time back for your team
For the example firm below, that is about 23 hours a month after reviewing Perch's work. Time you can spend with owners, tenants or the work still waiting on your desk.
Estimated return: about 4x the proposed monthly cost in staff time. This is the same example used on the Perch site, not a measured customer result or a promise.
Based on the revised October 1, 2026 estimate and the jobs Perch supports. Review time is already deducted. Your results depend on your workload and how long your team spends checking the work. We will compare your own before-and-after times with you.

Complaint file
You decide what to share or file.
A drafted reply never counts as a finished investigation.
Rent-increase review
Waiting for your approval.
You decide whether to raise the rent and serve the notice.
Tenant reply
“The noise happened again last night. Can you let me know what happens next?”Example draft
Thank you for letting us know it happened again. Could you share the times you heard the noise? That will help us look into it.
The relevant BC duty and your notes stay beside the reply.

Who this is for
The founding cohort is for BC property managers and brokerages. There is no portfolio-size requirement. We want to work with the people doing the day-to-day work.
You know the inquiry flood, the after-hours problem and the cost of a team that cannot be everywhere at once. Bring the workflows your firm wants to improve.
You handle recurring bylaw questions and need the building's rules close at hand. Tell us what you manage, and we will show you what Perch covers today and what it does not yet.
You may be fitting property work around a day job. You can request a place too. We will talk through your work and whether Perch fits it today.
Why I'm building this
I'm a software builder in Vancouver. I pay BC rent. I've navigated BC landlord-tenant law as a tenant. I've watched friends who manage properties lose evenings and weekends to repetitive work.
I'm not a property manager. I'll say that plainly. That's exactly why I need you. I have the technical experience to build this. You have the domain knowledge to make it useful. Neither of us gets there alone.
So I'm building it here, around BC rules and the way BC offices work.
